Test how the Infill Guidelines could develop your neighborhood

Now is the time for your community to test the Residential Infill Guidelines for Mature Neighbourhoods. Your feedback is needed before the Guidelines go to City Council for approval as early as June 2009. Post online in the forum , submit your written concerns, to EFCL and Council, telephone and get concerned neighbours involved. 
Call EFCL if you want assistance in getting resource people to a community meeting about the Guidelines.
To help you map and evaluate the Guidelines on your own, we have summarized potential zoning changes  (see Test the Residential Infill Guidelines article under Planning Matters/Civic Documents on this website).    It might be worth an evaluation to see where the risk for high density housing exists in your neighbourhood.
What opportunities and problems do you foresee? If you were asked to find locations for 50 more housing units in your community, would you follow the Guidelines, or would you choose other locations and housing types?     Are you confident the Design Guidelines will ensure aesthetically pleasing developments?

I don't think the Guidelines for landscaping are strong enough. Infill Developments should be required to maintain existing mature trees. That is what makes mature neighbourhoods so beautiful. There needs to be a hefty cost to removing trees when that is the only option. Or perhaps developers should be required to move the mature tree to another location on the property.
