Take Note of New Rules for Apartment Developments

New regulations for four storey apartments and six storey apartments have recently been approved by City Council.   Many of these rules can be used to benefit your neighbourhood. Contact EFCL’s Community Planning Advisor if you want assistance in evaluating and responding to proposed apartment developments.
The new Medium Scale Residential Infill Overlay provides additional regulations for four storey apartments and stacked row housing being developed in mature, pre 1972 neighbourhoods.    Both private and common outdoor amenity recreation space is now required, surface parking is limited, adequate soil above underground parking must be provided to support vegetation, and much more.
The new RA8 zone regulations allow 6 storey apartments to be larger while requiring higher design standards and limiting the site coverage of the building to 50%.   Unfortunately, EFCL was not able to convince the City to allow the larger apartments only under the condition that some family-oriented units are included in the apartment. Once again the City missed an opportunity to promote family-friendly housing.
