Creating a New Style of Low-Rise Apartments

Low rise apartments being built in mature neighbourhoods could take on a different look if a new set of regulations in a Medium Scale Residential Overlay is adopted.

Based on interpretations of the Residential Infill Guidelines, city planners are proposing a number of new regulations for infill apartments. For instance each apartment unit is to have a private outdoor amenity space – a yard or balcony. Presently this is not required.

Ground level units are to have a minimum 15m² of private amenity space, as well as private entrances. Common/shared outdoor amenity space would be required if the building had 20 or more units.

The Overlay also calls for additional setbacks and architectural treatments.

The EFCL Planning Committee is currently analyzing the first draft of the regulations and we need your input. Please contact Bev Zubot if you want to review the draft Overlay draft or attend a presentation by the Planning Department.

The Overlay is scheduled to go before City Council in December.
